Millbank Tower is a landmark building beside the River Thames, it comprises the 32-floor high rise tower and the low-rise buildings. The equipment consists of original Otis equipment which was installed circa 1970. MKM were asked to provide maintenance services to ensure essential passenger transport to the fully occupied building.
Our challenge was to keep maximum availability and reliability of the ageing lift equipment, especially as many parts no longer freely available. The building is multi-tenanted, multi-use including office space, conference facilities and hospitality venues on the top floor. Continuity of lift service to the high-rise floors is essential. MKM took over following long periods with Original Equipment Manufacturers.
Following thorough surveys and familiarisation with the equipment and customer requirements we instated a thorough maintenance programme adapted to each lift via semi- resident engineers. A full life cycle survey on parts was completed and the report is updated quarterly so the customer if fully aware of risks and exposure. We created an open and trusted partnership with management and consultants which is cemented by daily engineer updates and quarterly management reviews. Following our appointment breakdowns were reduced by 60% within the first six months, this exceptional service has continued. MKM were re-appointed following the initial three-year agreement.
